10 Steps of Selling a House Explained

The 10 steps of the home selling a house are explained below.  We realize there is a lot of content here, but rest assured that we walk you through the selling process step-by-step and coach you through the process.  We hope this guide answers your questions and can be your reference source as your home selling process unfolds.  

Step 1 - Initial Seller's Consultation

You may be ready to sell ASAP, or may be at a stage of just looking for information on how the selling process works, or somewhere in between.  The first step is to have a consultation where I can answer your questions and privide the information you are looking for.  A seller’s consultation can be over the phone, on a Zoom meeting, or an in person meeting.  Please don’t hesitate to reach out with any home selling questions you may have.  My (Tony Anczer) cell is 708-608-3000 and email Tony@Anczer.com.  

Step 2 - Listing Consultation

In a full Listing Consultation I talk through the entire sale process, and specifically what the Tony Anczer Group does to best represent you in your home sale.  Most sellers want to sell for the highest price in the shortest amount of time, but we know that everyone has their own needs in a home sale, and we prepare an individualized plan to best serve your needs. 

Step 3 - Getting The Property Ready for Sale

At the Listing Presentation we will tour your home and make a prioritized list of things that can be done to help your home sell fastest and for the most money.  We realize some sellers need to sell ASAP and doing any work on the home may not be a fit for you, and in that scenrio we will make recommendations on how to market your home to help buyers see past things that may otherwise be a deal breaker for buyers.   Some communities in Illinois have a pre-sale inspection, and this would be the time to coordinate the pre-sale inspection.

Step 4 - Photo & Video Collection

Once your home is ready for sale, the next step is photo and video collection.  Most often we collect the photos and video ourselves and then send the photo and video files to our editing team to edit into the final listing photos and video.  

Step 5 - Pre-Listing Marketing

At this point your home is generally ready to go on the open market (called the “MLS” short for the “Multiple Listing Service”).  Before listing on the MLS, our pre-listing marketing process kicks in.  

Step 6 - Listing Goes Live

Now your home is live on the market (called the “MLS”) and showings begin.  At this point your home listing will syndicate to all the online outlets such as Zillow, Redfin, Trulia, Homes.com, the real estate brokerage websites, etc.  Our real estate listing video is linked to the MLS listing so that interested buyers can see the detailed home tour.

Step 7 - Showings

Buyers that want to tour your home will reach out to their agent, or reach out to me to schedule a showing.  The showing requests are submitted via the ShowingTime app, which will text, call, or email you (whichever is your preference) for you to approve the showing.  After showings, the showing agents are supposed to provide showing feedback, which are comments regarding what the buyers thought of your home, which go to me and I provide that feedback to you.

Step 8 - Receive & Negotiate Offers

As offers come in to me, I forward them directly to you.  Then we also will verify the buyer’s financing by calling the buyers’ lenders, and also call the buyers’ agents to collect information about the buyer.  We summarize all this information and email you the offer and an offer summary which highlights the main points of the offer.  We then call you to discuss the offer, complete any needed negotiation, and then continue as needed until we have an acceptable offer and then you will e-sign the buyers’ offer.

Step 9 - Escrow Process (From Accepting an Offer to Closing)

Right after accepting an offer we forward on the purchase contract to the next involved parties.  In Indiana the next involved parties are the Title Company and the buyer’s lender.  In Illinois the next involved parties are: the buyers’ lender, the buyers’ attorney, and your attorney.
