Below is quick overview of the 6 steps of how to join eXp Realty LLC, and then the rest of this guide will get into the details.  Also, check the bottom of the page for Frequently Asked Questions:

Note that the joing process is often call “onboarding” – just an FYI in case you hear that term.

Frequently Asked Questions

Before getting into the details on how to join eXp Realty, it may be worth looking through these frequently asked questions that real estate agents often have when joining the eXp Realty brokerage:

If you are an active agent transferring from another brokerage, the joining process usually takes 3-5 business days.  If you are a new agent, it takes a little longer while eXp coordinates with the state you are licenses to get your license active – which takes about a week all together.  

There’s a few ways to check status of your onboarding process:

  1. For agents that join and list me as their sponsor, I check with the onboarding team at eXp daily and keep you posted.  Sometimes the process can get stuck, (such as if another document is needed), so checking in on the process is good to do. 
  2. eXp also has an “Onboarding Department” that can be contacted via phone at (833) 303-0610, or via email at onboarding@exprealty.net.
  3. In eXp World, navigate to Agent Support -> eXpert Care.
  4. eXp assigns newly joining agents to onboarding staff, so once you submit your application, we can see who is assigned your application, and then we have a direct contact to work with.

My wife and I are both eXp Realty real estate agents.  There are 2 diffferent ways you can join – as a “domestic partnership”, or as seperate agents.

 

Which way you join is really a question of if you are planning to take advantage of eXp’s revenue sharing opportunity.  Revenue share (usually called “rev share”) is when eXp Corporate pays you referral fees on commissions eXp receives from agents you have brought to the company (which goes 7 levels deep.)

 

  1. Domestic Partnership – If you aren’t interested in growing a group and receiving revenue share income, then joining as a “domestic partership” would be the way to join.  When you join as a domestic partnership your monthly fees would be a little bit less than if you joined as 2 seperate agents.  As a domestic partnership your monthly fees would be $135/month, as opposed to $170/month if you joined seperately.  As a domestic partnership you also share one cap (which can be nice)
  2.  Individual agents – My wife and I decided to join as individual agents.  The reason why or us is 2 fold – all our transactions go through me (so we only have 1 cap), and my wife joined and listed me as her sponsor, therefore when agents join eXp realty and join through her, then both her and I get paid revenue share on those agents’ closings.  We do both pay the full $85 monthly fees ($170 total), but having just one agent that you are both getting paid rev share on more than pays the additional fees you pay over the lesser Domestic Partnership monthly fee.

Of course!  When completing the application you will be prompted to “check the box” if you are joining as an individual person, or joining as a business.  When joining as a business you just need to have your basic business information and your Employer Identification Number (EIN).

 

  • Some background info – Before eXp I was with a franchise model brokerage, where there was an owner of the brokerage that bought a franchise from the corporation.  The owner then hires a recruiter.  When I joined them I met with the recruiter, filled out my joining paperwork with him, and then the recruiter was my contact while getting started.  eXp Realty LLC operates differently in that eXp does not have franchises – it is all one company, and eXp does not have paid recruiters. eXp’s business model of growth is incentivizing their agents to bring in new agents, and then be the new agent’s contact to get plugged into eXp Realty.
  • A Sponsor is generally  defined to be the eXp Agent that influenced you to join the company.  Then, this Sponsor is your contact to get plugged in to eXp Realty.  Also, whichever group your Sponsor is in, you are also part of.  I am in the Wolf Pack, so when a new agent lists me as their sponsor, I provide support to my agents, and then my agents have full access to everything the Agent Wolf Pack offers, and gets my website SEO coaching.
  • You can join eXp without listing a Sponsor, but then when you need support your main contact would be your state Managing Broker, and from eXp Realty corporate staff (which they do a great job too). 
  • If you are interested in pursuing revenue share, then being in a known group is of significant value to you when you are attracting agents into eXp.

The Agent Wolf pack is the sub group within eXp Realty that I am in.  I am in the Wolf Pack because my Sponsor, Mike Sherrard is the the Wolf Pack – you are automatically in the same group that your Sponsor is in.

  • As your Sponsor, I’d be your contact to get plugged in at eXp Realty.  Of course you can reach out to your managing broker, or hop into eXp World and get support you need.  I’ve been with eXp Realty since 2018, and attend eXpCON, local events, and Wolf Pack trainings, so I’m pretty networked at eXp – so this inside experience allows me to connect people to many opportunities in eXp Reatly that most agents aren’t aware of – locally, nationally, and abroad.
  • A specialized skill I have that I provide training to my agents is digital marketing, with emphasis in lead generation from building and ranking websites (this skill is why you are seeing this page right now) and ranking Google Business Listings.
  • Weekly coaching – I have a weekly call for my agents where any agent can bring any issue they are dealing with.
  • Direct access to me – when you have a question, just give me a call, text, email and we can have a call or hop on a Zoom screen share.
  • Coaching – from my personal real estate expereince, and from my expereince of knowing what all eXp and the Wolf Pack offers, I work to help you as an agent reach the next level (in whatever manner that may mean for you.)

When bringing your Team over to eXp, the short answer is that you would sign a letter of intent with eXp, which secures your position as Sponsor of your team, then you and your team all move over.  To make sure we capture all the nuances of your team structure, the first step is that I’d setup a Zoom call with you, me, and Russ, regional Growth Director of eXp, to unpack the details of your team to make sure we capture all your needs, and then layout a plan for the transistion.

  • When bringing your Brokerage over to eXp, the short answer is that you would sign a letter of intent with eXp, which secures your position as Sponsor of your team, then you and your team all move over.  To make sure we capture all the nuances of your team structure, the first step is that I’d setup a Zoom call with you, me, and Russ, regional Growth Director of eXp, to unpack the details of your team to make sure we capture all your needs, and then layout a plan for the transistion.
  • If you have an independent brokerage, such as “Bob’s Real Estate”, then you can continue to do business under your current brokerage name, and then for compliance reasons, add to your branding something like “Powered by eXp Realty”, and add the eXp logo to advertisements.  eXp would then take on all the administrative work like processing contracts, supporting your agents, payments, etc, and you can focus on your real estate transactions.

Yes, you can get credit for being capped or partially capped at your current brokerage (I wish I knew this before I transferred to eXp!) Before transferring to eXp, I would setup a call with you, me, and Russ from eXp to work out the details of your cap situation so that you get credit for that at eXp.

Fee Structure for United States Agents:

  • $149 joining fee, which includes the first month brokerage fees
  • $85/month brokerage fee which covers all your cloud based software (website, Skyslope transaction platform, eXp World, etc)
  • $25/transaction contract review fee
  • $60/transaction E&O fee ($750 annual cap)

Fee Structure for Canada agents:

  • $199 joining fee, which includes the first month brokerage fees
  • $139/month brokerage fee which covers all your cloud based software (website, Skyslope transaction platform, eXp World, etc)
  • $29/transaction contract review fee
  • $17/transaction E&O fee ($200 annual cap)

Step 1 - Submit Your Online Application

After clicking which country you are joing, the next prompt will have you setup your application account.  

 

If you are starting you application for the first time, then fill out the left side of the form under “New eXp Realty Agent.” 

You will enter:

  • Legal First Name
  • Legal Last Name
  • Email Address
  • Are you licensed in multiple states
  • States you are licensed in
  • Phone number

If you already started the application process, you can enter your email to resume where you left off.

After clicking “Create Account”, then you’ll get a screen notifying that your account has been created:

Now that your account is created, you will be prompted to login to your newly created account.
