How Much Do Homes Cost In Crete?

Does Crete Have a Pre-Sale Home Inspection Or Other Requirements To Buy Or Sell A Home?

Unlike many south Chicago suburb communities, Crete does not have a pre-sale home inspection or any town specific fees.  You would just want to have your final water bill paid before closing.

Are There Any Hidden Costs Specific To Crete To Buy Or Sell A Home?

The main fee that most people do not know about to buy or sell a home in Beecher isn’t a fee from the Village of Crete, but is a fee from the State of Illinois and Will County.  Both the State and the County have a “transfer stamp” fee, which is essentially a tax upon buying or selling a home.  This fee can change, but as of the date of this post,  per the Illinois Realtors Association, the State of Illinois Transfer stamp fee is $0.50/$500, and the Will County Transfer Stamp fee is $0.25/$500.  These fees are customarily paid by the seller.  For a $400,000 house, the total transfer stamp fees would be $600 ($400,000 * $.75/$500).

The utiliity providers in Crete are: VIllage of Crete for Sewer and Water, NICOR for natural gas, and ComEd for electricity.  

Where Does Crete Drinking Water Come From?

In the south Chicago region communities either get their drinking water from Lake Michigan, or from wells.  Crete water comes from wells.  The Village of Crete operates and maintains the drinking water system.  Crete has a number of wells which pump ground water up from the ground, then the ground water is treated by a water treatement plant, and then the water is pumped into the Village water distriution system of which feeds water to your home.  The Village water is not the best tasting, but can easily be made to taste much better with a reverse osmosis machine or a water filtration system such as a Berkey

How Much Is A Monthly Water Bill in Crete?

Per the Village of Crete water rate page: Each water and/or sewer user is billed quarterly and bills are mailed the first of every three month period. Crete Village water and sewer is billed at the rate of $6.05 per 1000 gallons plus a flat fee of $3.00 per month for each water account. The charge for sewer processing done by Thorn Creek Basin Sanitary District is $2.451 per 1000 gallons plus a $1.90 quarterly flat rate fee. These charges are calculated based on water usage as determined by reading your water meter. Additional charges that appear on the quarterly water bill include fees for garbage services, sewer rehabilitation, animal control and mosquito abatement. There is also a $12.00 quarterly charge to pay for the installation of iron removal equipment for the water system.
