Questions For Home Buyers

When you are ready to buy a home there are a number of questions we need to ask so that we know how to best serve you in your home purchase journey.  Following are the main questions we need to know.  A phone call or Zoom call is best to discuss these items as the discussion will often uncover other items to discuss.  Most often this initital discussion will help us identify things we can better educate you on in the home buying process such as how to find the lenders with the best interest rate or areas you may or may not like to live.

What is your timeline for buying a home?

Are you ready to buy a home now, or are you 3 months, 6 months or longer out?

What are your needs in a home?

  • How many bedrooms do you need?
  • How many bathrooms do you need?
  • Are you looking only for a single family house, or are other home types like townhomes or condos OK?
  • What styles of homes will work for you? (ranch, 2 story. bi-level, tri-level, quad-level)
  • Do you need a basement?  If so does it need to be finished, or is unfinished OK?
  • Do you need a garage?  If so for how many cars? Do you need the garage attached to the house, or is detached OK also?

Other home features to consider

  • Fireplace
  • Pool – in ground or above ground
  • Large vehicles that need a large garage or outside parking
  • Are you OK with Home Owners Associations, or want to stay away from HOAs?
  • Shed
  • Out Buildings
  • Water – OK with private well water, or city water only
  • Sewer – OK with a private septic system, or city sewer only?

What Home Condition are you looking for?

  • Move in ready
  • OK with a little touch ups needed?
  • looking for a fixxer-upper?

Do you have anything you need to do before buying a home?

  • Do you need to sell a home?  If so, what’s your timeline on listing your departing home for sale?

Do you have financing arranged for the purchase?

  • If buying with cash, a bank statement showing sufficient funds will be required when submitting an offer
  • If buying with financing (ie a home loan/mortgage) a preapproval from your lender will be needed when you submit an offer.  See our Preferred Vendors page for a list of great lenders that we work with regularly.
  • Do you have any unique financing scenerios (using a gift from friends/family, will anyone be cosigning with you?)
  • Do you have the down payment amount needed liquid in your bank?  (if buying with FHA financing you need a minimum of 3.5% of the home value plus closing costs in cash, if buying with conventional financing you need a minimum of 5% of the home value plus closing costs)
