How Much Do Homes Cost In Beecher?

Does Beecher Have a Pre-Sale Home Inspection Or Other Requirements To Buy Or Sell A Home?

No – Beecher does not have a pre-sale home inspection.  Many towns in Illinois do have a pre-sale home inspection required by the city or village, but the Village of Beecher does not require a pre-sale home inspection.  Note that a home inspection would still be part of the real estate sale process, but that would be an inspector hired by the buyer, and unrelated to the Village of Beecher.  The main involvement from the Village you would have would be to have the Village change the water account to the name of the buyer, and for the seller to have the final water bill paid right before closing.  To coordinate water account final bill or to setup new service, the Village can be reached at the Village of Beecher website, by phone at 708-946-2261, or in person by stopping be the Beecher Village Hall located at 625 Dixie Highway, Beecher IL 60401 (located just north of Buddy’s Drive-In, and just to the west of Cardinal Creek Golf Club.)

Are There Any Hidden Costs Specific To Beecher To Buy Or Sell A Home?

The main fee that most people do not know about to buy or sell a home in Beecher isn’t a fee from the Town of Beecher, but is a fee from the State of Illinois and Will County.  Both the State and the County have a “transfer stamp” fee, which is essentially a tax upon buying or selling a home.  This fee can change, but as of the date of this post,  per the Illinois Realtors Association, the State of Illinois Transfer stamp fee is $0.50/$500, and the Will County Transfer Stamp fee is $0.25/$500.  These fees are customarily paid by the seller.  For a $400,000 house, the total transfer stamp fees would be $600 ($400,000 * $.75/$500).

The feel of the town of Beecher is a town that was a small rural town, and has grown some.  Beecher still has that small town feel, just not a “really small town” feel. Towns that have a similiar “small, but not to small” feel are Peotone Illinois and Lowell Indiana.  If you prefer a smaller, small town feel, then Grant Park Illinois could be a great fit.  If you aren’t looking for a small town feel, then the northwest Indiana Towns of Dyer Indiana, Schererville Indiana, St. John Indiana, Crown Point Indiana, or Munster Indiana could be a fit for you.

Which Schools Do Beecher Illinois Students Go To?

Beecher Illinois are in the Beecher 200U School District, and are served by the schools of Beecher Elementary School, Beecher Junior High School, and Beecher High School.  

Who Supplies Natural Gas, Electric, Sewer, and Water Utilities in Beecher

The utiliity providers in Beecher are: VIllage of Beecher for Sewer and Water, NICOR for natural gas, and ComEd for electricity.  Properties located outside of the town limits will most likely be on well and septic, and may also be on propane if natural gas has not been extended yet.  Natural gas is provided by NICOR and can be reached at their “Start, Stop, or Transfer Residential Service” page by phone at 888-642-6748.  Electricity is provided by ComEd and can be reached online at their “Stop, Start, or Move Your Service” page, or by phone at 800-334-7661.

Where Does Beecher Drinking Water Come From?

In the south Chicago region communities either get their drinking water from Lake Michigan, or from wells.  Beecher water comes from wells.  The Village of Beecher operates and operates the drinking water system.  Beecher has a number of wells which pumps ground water up from the ground, then the ground water is treated by a water treatement plant, and then the water is pumped into the Village water distriution system of which feeds water to your home.  The Village water is not the best tasting, but can easily be made to taste much better with a reverse osmosis machine or a water filtration system such as a Berkey

How Much Is A Monthly Water Bill in Beecher?

The housing stock in Beecher is mostly single family residences with some townhouses, duplexes, and multi-family apartments.
