No – Highland does not have a pre-sale home inspection. Many towns in Illinois do have a pre-sale home inspection required by the city or village, but the Town of Highland does not require a pre-sale home inspection. Note that a home inspection would still be part of the typical real estate sale process, but that would be an inspector hired by the buyer, and unrelated to the Town of Highland. The main involvement from the Town of Highland you would have would be to have the Town of Highland change the water account to the name of the buyer, and for the seller to have the final water bill paid right before closing.
Highland’s drinking water is Lake Michigan water. In the Northwest Indiana region a town’s drinking water either comes from Lake Michigan, or from town wells. Lake Michigan water is generally more desired by homeowners than well water. With Lake Michigan water a water softener is not needed, where most towns with well water do need a water softener.
The housing stock in Highland is mostly single family residences with some townhouses, duplexes, and multi-family apartments.
