In my experience, most Crown Point home buyers are also open to Dyer, Schererville, Munster and St. John as these towns have a similiar feel and price points. There are other towns that can be on option also, depending on how far away from Crown Point you would be OK with with.
No – Crown Point does not have a pre-sale home inspection. Many towns in Illinois do have a pre-sale home inspection required by the city or village, but the Town of Crown Point does not require a pre-sale home inspection. Note that a home inspection would still be part of the real estate sale process, but that would be an inspector hired by the buyer, and unrelated to the Town of Crown Point. The main involvement from the Town of Crown Point you would have would be to have the Town change the water account to the name of the buyer, and for the seller to have the final water bill paid right before closing.
No – there aren’t any hidden costs to buy or sell a home in Crown Point. In Illinois the County and State, and sometimes the town itself assesses a “transfer stamp” fee, which is essentially a tax upon buying or selling a home.
Crown Point’s drinking water is Lake Michigan water. In the Northwest Indiana region, a town’s drinking water either comes from Lake Michigan, or from wells.
