The below list are the neighborhoods of St. John and the Subdivisions of St. John. The term “neighborhood” and “subdivision” are often used interchangeably, but in St. John, we are really talking about specific “subdivisions” as the term “neighborhoods” doesn’t really apply to St. John. Sometimes a region of a town (such as a cluster of different subdivisions) will collectively be called one name, and that would be a “neighborhood.” In St. John we don’t call regions of the town by “neighborhoods”, we call them by their specific “subdivision.”

Bramblewood Subdivision is located right off of 93rd Ave., about a mile east of Sheffield Ave. The home values in Bramblewood are above the median home value in St. John, as well as the home prices. Homes in Bramblewood are generally in the $700,000-$900,000 price point.
The Continental is one of St. John’s most expensive subdivisions. Lots start in the $300,000s, and all the homes are custom built. The Contintental was developed by Schilling Development. The all-in cost for a home in the Continental is in the $1,000,000-$2,000,000 range. The Continental is a gated community and has an Home Owner’s Association that takes care of common area maintenance and also governs what can be built.
Emerald Crossing subdvision is located right off of 101st Ave (aka Exchange Street) with entrance at the intersection of 101st Ave and Mondorf St.
Yes, Emerald Crossing Subdivision does have a home owners association. (Note that almost all newer subdivisions will have an HOA. At a minimum, HOAs exist to maintain ponds, landscape maintenace around the ponds, and entrance sign maintenance.)
The Enclave subdivision is located in St. John Indiana, but has Dyer Indiana mailing addresses. The subdivision entrance is right off of 93rd Ave. at the intersection of 93rd Ave. and Beall St.

The Illinois border is about 0.5 miles to the west of Greystone Subdivision. The section of Greystone east of Calumet Ave. is mostly 2 story homes, some ranch homes, and a pocket of high end paired villas. The section of Greystone west of Calumet Ave. is mostly ranch homes, that are higher quality construction, and sell in about the high $500,000s to $600,000s.

Mill Creek Subdivision is located on the south side of US-231, at Park Place Dr. Mill Creek is an Olthof Homes development – Olthof develped the land and built all the homes in Mill Creek. In Mill Creek you will find a blend of 2 Story homes, racnch homes, and paired ranch homes that are in a maintenance free home owner’s association. The entire subdivision has a home owner’s association, and the section of townhouses has a second HOA that includes landscaping and snow removal. Mill Creek is in the average price point for St. John with average quality construction. On thing I like about Mill Creek is that the subdivision design has an open feel with a large pond, a playground, has some pockets of mature trees and overall feels a little more open than many other subdivisions.
Prairie Trails Subdivision is in St John Indiana, but has Dyer Indiana mailing addresses. Prairie Trails is located on the western edge of St. John, right on the Indiana/Illinois state line with entrance to teh subdivision at the intersection of Sheffield Ave. and 98th Ave.

Streamside Subdivision is located in St. John Indiana, but does have Dyer Indiana mailing addresses. Stremside is located at the southwest corner of the intersction of White Oak Ave. and 109th Ave.

All the homes in Streamside subdivision were built by Olthof Homes. The land development of Streamside Subdivision was completed in 2024, and houses also began being built in 2024. This subdivision is entirely single family homes, with a mix of ranch homes and 2 story homes.
Summerlin Estate Subdivision is in St. John but does have Dyer Indiana mailing addresses. Summerlin is located at the intersection of 109th Ave. and Isles Ave.
Yes, Summerlin Estates Subdivision does have a home owners association. There is just one HOA for the entire subdivision.
