The answer to “what towns make up Northwest Indiana” will be different depending on who you ask as there is no exact east or south border for Northwest Indiana. The west border is a very clear line – the Illinois/Indiana state line.
Towns that most people would consider to be Northwest Indiana include: Cedar Lake, Crown Point, DeMotte, Dyer, East Chicago, Gary, Griffith, Hammond, Highland, Hobart, Lake Station, Merrillville, Portage, Schererville, St. John, Lowell, Valparaiso.
Northwest Indiana can be very different from town to town. For example, Gary Indiana has one of the nation’s lowest per capita income, so housing in Gary is the lowest in the region. Conversely, St. John Indiana has one of the highest per capita income, and has some of the highest housing prices in the region.
A common conversation about northwest Indiana compared to Illinois, is that property taxes in Northwest Indiana are low. In Lake County Indiana, for owner occupied houses, your property taxes are capped at 1% of your home’s assessed value, plus any “voter approved projects” such as a school referendum. Your assessed value is usually a bit less than your home’s sale value, so, for example, on a $440,000 home, your assessed value would be around $400,000, so your taxes would be $4,000 (1% of $400,000), plus any voter approved projects like a school referendum, which could be about $400, so your total tax bill would be about $4,400. In my real estate business, every year we have at least a handful of Illinois clients sell their Illinois home to move to Indiana due to the difference in tax amounts.
No, thankfully there are no transfer stamp fees in Indiana. Anyone familiar with buying/selling real estate in Illinois likely remembers these extra fees Illinois charges you to buy or sell a home called “transfer stamps,” but Northwest Indiana does not have any of these. In Illinois there is a state of Illinois transfer stamp fee, plus a transfer stamp fee for each county, and there can be a third transfer stamp fee from the community the home is located. For instance, in the Village of Bolingbrook, the total of these transfer stamp fees is about 1% of the contract sale value of the home.
