When buying a new Olthof Home, it usually happens 1 of 3 ways.
Sometimes Olthof will have built a completed home, and it is availble to be seen on the MLS and all the online outlets like Zillow, Realtor.com, Trulia, Homes.com, etc. These types of homes are called “spec homes.” Olthof will often list these homes with real estate agents. With these homes you can have your Realtor schedule a viewing, and then you can have your agent write an offer to submit to the listing agent, and then the transaction is pretty similiar to buying a pre-owned house for any other seller. With these houses you only need a nominal amount of money as earnest money (about $5,000), and then you make the final payment for the balance of the cost at closing with a mortgage, or with cash if you are paying cash.
I live in an Olthof home, and this was the scenario that we bought our house. Similiar to process 1 described above, Olthof will sometimes build a spec house without a buyer in mind yet. Sometimes Olthof will build a number of spec houses in a subdivision. This was the case with the house I live in now. We liked the subdivision and house models, and saw that a number of homes were under construction. So, we would have called our real estate agent to go with us to the Olthof sales center, but since I am our real estate agent, I then saved a step. So, we go to the Olthof sales center, collect all the info about which houses are available, toured them, and then we decided to put an offer on one of the houses. When buying a house that is under construction, with Olthof, you use their standard purchase contract (and not the standard Indiana Realtor “Purchase Agreement.”). You then need to put down a non-refundable deposit (I think our was $10,000) and this deposit goes towards your purchase price. If you get the contract early enough in the construction process, then you will get weekly construction updates and walkthroughs of your new home at various stages of construction. Then at closing you pay for the remainder of the home cost with either mortgage financing, or with cash if you are paying cash. Note that once Olthof starts building a spec house, there are very few, if any, changes you can make. The only change that we were able to make was adding one electrical box in the ceiling of a room so that we could add a ceiling fan. We were not able to change anything like cabinet color, kitchen counter color, add light fixtures, etc.
This scenario 3 is what I find that most people think of when they think of buying a new home from a builder.
