How Much Does Commercial Real Estate Cost in Chicago?

Commercial real estate is generally valued on a dollar per square foot basis.  Chicago commercial properties can be valued anywhere from $30/sq ft to jundreds of dollars per square foot, depending on the location.  If you are looking for “regular” commerical space in a “regular” part of Chicago, then around $40-$50 per square foot is a good budget number for commercial real estate purchase.

Well, of course, I’d love to be your commercial real estate agent in Chicago!  If you are looking to find a real estate broker, or the “best commercial real estate agent near me” what I would recommend is to call a couple Chicago commercial real estate agents and ask them to explain the buying and selling process, and what value they add to the process.  From this conversation you will get a feel for if the agent “knows their stuff,” and you can get a feel for if you would be a good fit with that agent.  Actually, before most people call me, they have done a web search for “commercial real estate agent near me,” “best commercial real estate broker near me,” “Chicago commercial real estate broker near me” or “top commercial real estate agent near me,” and have found my website or my YouTube channel, which has a wealth of information on Chicago, the Chicago suburbs, and Northwest Indiana.

Traffic in Chicago can be quite the experience!  If you are traveling in offpeak times, then traffic really isn’t all that bad.  When traveling during rush hour, 7:00am to 10:00am, and 3:00pm to 6:00pm, then traffic can be pretty backed up.  Most commercial real estate businesses will schedule their trucking to be shipped overnight so that your loads are onsite waiting by 7:00am.  Then you can unload the trucks or semis and have them out before the evening rush hour begins.

For all intents and purposes in residential real estate, there is not generally much of a difference between a real estate agent and a Realtor.  A “Realtor” is a designation real estate agents need to have in order to the residential multiple listing service.  So, all Realtors are real estate agents, but not all real estate agents are Realtors.  Commercial real estate does not utilize the residential multiple listing service (MLS) – instead, in commercial real estate, Costar and Loopnet are the two main online outlets.  I do have Costar and Loopnet access, which you need your commercial real estate agent to have.  

The main 3 items to selling your commercial real estate are: 1) proper marketing and listing package (which we have that covered for you), 2) proper pricing (which I will provide current market information and recommended valuation for you), and 3) being response to buyers and following up with them.
